FlipScore, Inc. ("FlipScore," "we," "us," or "our") is committed to protecting your privacy. This Privacy Policy explains what information we collect, how we use it, who we share it with, and the choices you have regarding your data when you use the FlipScore platform ("Service").

By using the Service, you agree to the collection and use of information in accordance with this policy.

1.1 Account Information

When you create an account, we collect your name, email address, and any profile information you choose to provide. This information is used to create and manage your account, communicate with you, and personalize your experience.

1.2 Property and Deal Data

When you submit a property for analysis, we collect the property address, asking price, and any supplemental details you enter (beds, baths, square footage, condition notes, exit strategy preferences). This data is stored to generate your analysis and power your saved deals history.

1.3 Uploaded Photos and Media

You may upload property photos or provide links to images hosted on Google Drive, Dropbox, or other services. Uploaded images are stored in our secure cloud storage and processed by our AI systems to generate rehab estimates and inspection summaries. You retain ownership of all images you upload. We do not use your property photos to train third-party AI models without your explicit consent.

1.4 Usage and Interaction Data

We automatically collect information about how you interact with the Service, including pages visited, features used, analyses run, timestamps, error logs, and performance metrics. This data helps us improve the platform and diagnose issues.

1.5 Device and Technical Data

We collect standard technical information including IP address, browser type and version, operating system, device identifiers, referral URLs, and session identifiers. This information is used for security monitoring, fraud prevention, and service optimization.

1.6 Payment Information

Payment processing is handled exclusively by Stripe, Inc., a PCI-DSS-compliant payment processor. FlipScore does not store your full credit card number, CVV, or other sensitive payment credentials on our servers. We retain only a tokenized reference provided by Stripe, along with your subscription status and billing history.

1.7 Communications

If you contact us via email, support chat, or feedback forms, we retain the content of those communications to respond to your inquiry and improve our service.

We use the information we collect to:

• Provide, operate, and maintain the Service
• Process and generate AI-powered property analyses
• Manage subscriptions, billing, and account access
• Send transactional emails (receipts, analysis notifications, account alerts)
• Send product updates and promotional communications (you may opt out at any time)
• Monitor, analyze, and improve the performance and quality of the Service
• Detect and prevent fraud, abuse, scraping, and unauthorized access
• Comply with legal obligations and enforce our Terms of Service

We do not sell your personal information to third parties. We do not use your personal data for behavioral advertising on third-party platforms without your consent.

To provide the Service, FlipScore shares certain data with trusted third-party providers. These providers are contractually required to handle your data securely and only for the purposes we specify.

3.1 OpenAI

Property data, photos, and analysis inputs may be transmitted to OpenAI, L.L.C. to generate AI-powered summaries, rehab estimates, and underwriting narratives. OpenAI processes this data as a sub-processor on our behalf. Please review OpenAI's data usage policies at openai.com. We do not authorize OpenAI to use your data to train its models under our API agreement.

3.2 Supabase

Our database infrastructure and file storage are powered by Supabase, Inc. Your account data, deal records, and uploaded media are stored on Supabase infrastructure in secure, access-controlled environments.

3.3 Stripe

Subscription billing is processed by Stripe, Inc. Stripe handles payment card data in compliance with PCI-DSS standards. Your payment data is subject to Stripe's own privacy policy.

3.4 Property Data Providers

FlipScore integrates with third-party real estate data APIs to retrieve comparable sales, property records, and market information. Property addresses submitted for analysis are transmitted to these providers to fetch relevant data. These providers may include, but are not limited to, public records aggregators and MLS data services.

3.5 Google Maps

We use the Google Maps Platform API to display property location maps and geocode addresses. Address data submitted for mapping is subject to Google's Privacy Policy.

3.6 Analytics

We may use analytics services (such as PostHog or similar tools) to understand how users interact with the platform. These services may collect anonymized usage data. We configure analytics tools to minimize collection of personally identifiable information where possible.

We retain your account information and deal data for as long as your account is active or as needed to provide the Service. If you delete your account, we will delete or anonymize your personal data within a reasonable period, except where we are required to retain it for legal or compliance purposes (such as billing records, which may be retained for up to 7 years as required by applicable law).

Uploaded property photos may be retained in our storage systems for a reasonable period after deletion requests to complete pending analyses or comply with backup retention schedules, after which they are purged.

We implement industry-standard technical and organizational security measures to protect your information, including encryption in transit (TLS), encryption at rest, access controls, and regular security reviews.

No method of electronic transmission or storage is 100% secure. While we strive to use commercially acceptable means to protect your data, we cannot guarantee absolute security and are not liable for unauthorized access, data breaches, or similar incidents beyond our reasonable control.

Depending on your jurisdiction, you may have the right to:

• Access a copy of the personal data we hold about you
• Request correction of inaccurate personal data
• Request deletion of your personal data (subject to legal retention requirements)
• Object to or restrict certain processing of your data
• Port your data to another service in a machine-readable format
• Opt out of marketing communications at any time via the unsubscribe link in any email

The Service is not directed to individuals under the age of 18. We do not knowingly collect personal information from children. If you believe we have inadvertently collected information from a minor, please contact us immediately at privacy@flipscore.ai and we will take steps to delete it.

FlipScore operates primarily in the United States. If you access the Service from outside the United States, your information may be transferred to and processed in the U.S. and other countries where our service providers operate. By using the Service, you consent to this transfer. We take reasonable steps to ensure your data is handled in accordance with this Privacy Policy regardless of where it is processed.

We may update this Privacy Policy from time to time. When we do, we will revise the effective date at the top of the page and, for material changes, notify you by email or via a prominent in-app notice. Your continued use of the Service after the effective date constitutes acceptance of the updated policy.
