These estimates are not produced by a state-licensed or certified real estate appraiser and do not comply with the Uniform Standards of Professional Appraisal Practice (USPAP) or any similar appraisal standard.
FlipScore ARV estimates should not be used as a substitute for a formal appraisal in connection with mortgage lending, estate planning, tax assessment, litigation, or any other context requiring a certified appraisal. FlipScore accepts no liability for decisions made in reliance on its ARV estimates.
3. AI Analysis Limitations
All Platform Outputs are generated by artificial intelligence systems that are subject to known and unknown limitations, including but not limited to:
- Model hallucination: AI systems can generate plausible-sounding but factually incorrect information. Deal summaries, condition assessments, and market commentary may contain inaccuracies.
- Training data limitations: AI models are trained on historical data that may not reflect current market conditions, local nuances, or recent events.
- Photo analysis constraints: AI photo inspection is limited to what is visible and discernible in the images provided. Hidden defects, structural issues behind walls, underground conditions, pest infestations, environmental hazards, and other non-visible conditions cannot be detected by AI image analysis.
- Rehab estimate variability: Rehab cost estimates are broad approximations based on regional benchmarks and visible conditions. Actual contractor costs may vary significantly based on local labor rates, material prices, permit requirements, scope creep, and site-specific conditions.
- Comp data quality: Comparable sales data sourced from third-party providers may be incomplete, delayed, or inaccurate. Comps may not account for all relevant property-specific factors.
FlipScore makes no warranty that AI outputs are free from errors, omissions, or material inaccuracies.
4. Property Data Accuracy
Property data displayed on FlipScore — including square footage, year built, bedroom/bathroom count, tax history, ownership records, and similar details — is sourced from public records and third-party data providers. This data may be:
- Outdated or not yet reflecting recent transactions
- Incorrect due to data entry errors in public records
- Incomplete due to gaps in public record availability
- Subject to variances between jurisdictions and data providers
FlipScore does not independently verify third-party property data and is not responsible for inaccuracies originating from external sources. You should independently verify all property data before making offers or investment decisions.
5. Market Conditions Can Change Rapidly
Real estate markets are dynamic. Interest rates, economic conditions, local employment, inventory levels, and buyer demand can shift materially in short periods of time. Platform Outputs are generated based on data available at the time of the request and do not account for future market changes.
Any ARV estimate, rental projection, or profit scenario generated by FlipScore reflects market conditions at a specific point in time and may become materially inaccurate as conditions change. FlipScore does not update or recalculate saved analyses to reflect subsequent market changes.
6. No Guarantee of Profit or Investment Success
FlipScore provides no guarantee, express or implied, that any investment in a property analyzed through the platform will generate a profit or achieve any projected return. All profit scenarios, deal scores, and recommendation ratings are illustrative only and carry no predictive guarantee.
Real estate investment entails significant risk, including but not limited to: rehabilitation cost overruns, inability to sell or rent at projected values, title defects, environmental contamination, zoning restrictions, financing contingencies, holding cost overruns, and general market downturns.
7. User's Duty of Independent Verification
